The Rental Program
You may use your unit for whatever you choose--a vacation home, a primary residence, an investment property or some combination thereof. If you choose to rent out your unit, you may lease it yourself, use a property management company of your choice or use the onsite rental program. If you choose the latter, you may enter into a contract with the rental management company that will detail the terms of the program.
Onsite Rental Program Highlights:
- Management Company will Market Your Property for Nightly Resort Rentals
- Owner Use Allowed
- Owner Receives 50% of Gross Rental Income
- All furniture and furnishings restored or Replaced as needed to maintain hotel brand standards
- Utilities Covered at Management Company's Expense
The Management Company: KemperSports
The optional rental program at Seaside Mariana will be managed by KemperSports.
- KemperSports is the 3rd largest golf management company in the US.
- Kemper operates nationally ranked courses and tournament venues such as Bandon Dunes Golf Resort, Dorado Beach Resort & Club, The Glen Club, Desert Willow Golf Resort and Chambers Bay.
- All 4 courses opened by Kemper in 2010 made Golf Magazine’s Top 10 “Best New” List, including the #1 ranked Old MacDonald at Brandon Dunes.
- Kemper hosted the 2010 U.S. Amateur and will host the 2015 U.S. Open.
Seller's Nightly Rental Rate Projections
The seller has conducted extensive feasibility studies and conservatively projects the following nightly rental rates:
Studio Condo: $140
Bungalow: $160
1-Bedroom Condo: $220
2-Bedroom Condo: $260
Seller's Occupancy Rate Projections
The seller has conducted extensive feasibility studies and conservatively projects the following occupancy rates. These are average annual occupancy rates taking into account both the high season and the low season:
Year 1: 37%
Year 2: 50%
Year 3: 57%
Year 4: 65% (Stabilized Occupancy Rate)
